You will be required to pay the outstanding lettings commission owed by your Landlord in the event that you unlawfully terminate the Tenancy before the end of the fixed term/break clause.
This is charged by an independent third-party company and will depend on the size of the property and whether it is furnished. Please contact us towards the end of your tenancy for further details.
Check-out fees vary depending on the size of the property, from £90 (£75 + VAT) to £180 (£150 + VAT).
At the end of the tenancy, tenants are responsible for ensuring that the property is returned in the same condition of cleanliness as recorded at check-in.
If the property is not left to the required standard, we will arrange post-tenancy cleaning through an independent third-party contractor. The cost will be charged to the tenant where the property’s condition does not match the level of cleanliness documented at the start of the tenancy.
Unless otherwise stated in the tenancy agreement, tenants are responsible for the cost of the inventory check-out. This service is carried out by an independent third-party provider, so the cost may vary depending on the size of the property.
As a regulated agency, we display our fees online and in our offices so clients are aware of the cost of the rental process before they begin. All prices are quoted inclusive of VAT at the prevailing rate.
We use a third-party referencing company to reference all tenants and occupants. This includes checks with previous landlords, employment references, credit checks and Right to Rent checks.
Our administration fee covers the preparation, exchange and execution of tenancy paperwork, including the relevant notices that we are required to serve.
If there is a change of occupant during the tenancy, the landlord must provide consent and a new tenancy must be drawn up with references obtained and passed.
Any unpaid rent is subject to a penalty as outlined in your tenancy agreement. An administration fee may also be charged to cover the cost of pursuing unpaid rent.
