Early termination


You will be required to pay the outstanding lettings commission owed by your Landlord in the event that you unlawfully terminate the Tenancy before the end of the fixed term/break clause.

This will be charged by a third party company and will depend on the size of the property and whether or not it is furnished. Please contact us for further details towards the end of the Tenancy.

Check out fees: Studio £90 (£75+VAT) to 4 Bed £120 (£100+VAT)

As a regulated agency we abide by lettings legislation to show all of our fees online and in our offices so that our clients are assured of the cost of the rental process before they start their journey with Regent Property. Please note that all of our prices are quoted INCLUSIVE of VAT at the prevailing rate.
We use the services of a third party referencing company to reference all tenants and occupants of our properties. Reference fees cover the cost of a thorough background check including references from previous landlords, employment references and credit checks as well as right to rent checks, which are now a legality in England.
Our administration fee covers the drawing up, exchanging and executing of all tenancy paperwork including relevant notices, which we are required to be served. Please note that should the tenancy not proceed due to applicants failing referencing or withdrawing their offer for any reason, our fees for referencing and administration will still remain due.
If, for whatever reason, there is a change of occupant during the course of the tenancy, the landlord must provide consent and a new tenancy must be drawn up with references obtained and passed. Charges as per the ‘start of tenancy’ fee list.
Please note that any unpaid rent is subject to a penalty as outlined in your tenancy agreement and, in addition, we charge an administration fee to cover the cost of pursuing the rent.

PLEASE NOTE:  It is a tenants responsibility at the end of a tenancy to ensure their property is left in a professionally cleaned condition. We use a third party agency to carry out all post-tenancy cleaning where this has been deemed not to have happened, and this will be payable by the tenant. As this is a third party we cannot guarantee the cost, which is variable depending on the size of property and the kind of clean required. Unless otherwise specified in the tenancy agreement, it is the tenants responsibility to pay for the inventory check out. We also use a third party agency to carry out check outs, and so cannot guarantee the cost, which is variable depending on the size of property.
